Great flip opportunity at a great price point in Casselberry! House needs full updating, but you are all set with a great layout and great equity potential. House needs flooring throughout, paint in and out, AC and electric updates, as well as updates to kitchen and bath. The front of the house is somewhat overgrown, and a little landscaping would go a long way.
House has lots of upside with it’s ARV in this neighborhood and market. Lots of options and potential with the screened in porch/spa that provides great added value. Very little risk at this low price, but the rewards could be massive!
The house is the largest in the neighborhood due to the garage conversion. The garage is roughly 400 sf , so I only used 50/sf for that area. The conversion was done very, very well. In total, rehabbed comps in the neighborhood are selling for a low of 116/sf, a high of 157/sf and an average price of 135/sf. We used 110/sf so value could definitely be higher. I feel this is a very conservative number. Also, pay close attention to days on market and LP/SP ratio. You won’t hold onto this property on the back end for very long.
